....I’ve put out thousands of bandit signs over the past several years resulting in many deals and opportunities.

I remember very clearly though the very first campaign I did back in March 2012 and how I knew right away I was on to something.

I had heard of the idea of bandit sign marketing at a recent real estate conference I had attended.

I ordered 100 signs and went out by myself on a Friday night after dark to put 50 of them up in some nearby towns.  Luckily it was a very warm winter in Chicago that year which allowed me to push the sign steaks into the unfrozen ground.

Since then, I have realized how many mistakes I made that night - not placing them in the right locations, placing too many at one corner, not recruiting a driver, and not knowing what to say when the calls started coming in, were just a few of the big ones.

Fortunately for me though, I was willing to take action without knowing all of these details, because even after all the mistakes I made with that first campaign, the home seller leads still started coming in.

I finished putting up the signs around 1:30am early the next morning and pretty exhausted I fell asleep with my cell phone lying on the bed next to me.  Earlier that day I had forwarded the Google Voice phone number printed on the signs to my cell phone.

Sure enough at 8:00am the next morning I woke up to my cell phone vibrating next to me.  I remember looking at the phone and smiling when I realized it was my first motivated seller call from my first off-market marketing campaign that had just been implemented a few hours earlier.

I thought to myself, this call could literally turn into $5,000-$40,000 worth of profit to my business if it’s the right deal (It didn’t just FYI, haha).  Not knowing what to say I let the call go to voicemail and then fumbled pretty badly through the first call back, but the calls kept coming in throughout that week and I quickly got better at handling them.

Within a few weeks I did turn one of those calls into a fantastic deal.  It was the second rehab we ever did (the first was a deal purchased on the MLS) on an outdated, vacant, inherited home that the owner just wanted to get rid of.  It was a solid little brick ranch that brought in just over $17,000 in net profit.

At that point I was hooked and knew I could build a business around this strategy!
